Gudiashvili Square is a cultural hub in old Tbilisi, that holds significant importance for both locals and tourists. Positioned in a prime location with a rich historical background, the square underwent a rehabilitation project last year. Following this, the development concept for its critical part was implemented in 2022, which outlined the functional perspectives of each building. Colliers, a top tier real estate consulting company, worked on the development concept, and today, Gudiashvili Square eagerly awaits new tenants.
The development concept was created for four primary buildings situated in Gudiashvili Square, three of which hold significant cultural heritage value and are integral to the overall ambiance of the square. The concept entails a seamless integration of a diverse range of food facilities with high end accommodation and offices.
As you enter the square, the first building that greets you is the most historically important of the four - the former literary editorial office known as the "Blue House". It is visually distinguished by ancient wooden balconies and unique stained-glass windows.
The historic buildings, with their charming courtyards, paned windows, and spiral staircases reminiscent of traditional Tbilisi architecture, provide a perfect setting for niche restaurants. Moreover, the cellars, constructed with old Georgian bricks, offer an exciting possibility for wine bars and shops.
In addition to the cultural heritage monuments, Gudiashvili Square features a modern building with unique contemporary architecture. The building's primary attraction is its top-floor terrace, which provides stunning panoramic views of Tbilisi from all directions, including the magnificent Mtatsminda mountain, the charming Old Tbilisi, and the picturesque Rike Park.
As the concept is implemented, a cluster of catering facilities will be established in the City, making the square a new center of attraction and a gathering place in Tbilisi. Colliers exclusively represents the vacant premises in the Gudiashvili project, and the process of renting out spaces has already begun.
