Tabakhmela – An Emerging Center of Attraction for Suburban Development

The outskirts of Tbilisi are experiencing growing demand, driven by the rise of low-density developments and new centers of attraction. One of the most promising areas is the Tabakhmela slope, which is emerging as a key hub for modern suburban expansion.

Spanning approximately 500 hectares, the Tabakhmela slope is comparable in scale to the developing area around Lisi Lake. Its strategic location—only 15–20 minutes from Tbilisi’s city center—along with panoramic views and a clean, natural environment, make it highly attractive for both developers and residents. These factors continue to drive strong market interest in the area.

This growing momentum is reflected in a notable increase in construction activity across the Didgori District. Currently, 4 to 5 large-scale development projects are in the planning stage. Among them is “Tbilisi Hills,” a premium-class residential complex under development on 331 hectares. Masterplan approvals for various land plots are actively in progress. Based on both existing and projected masterplans, the area is expected to become a highly active construction zone over the next five years.

Looking ahead, the next phase of development will require integrated infrastructure solutions and the introduction of public-use functions—key elements for transforming the area into a fully functional residential district.

With its exceptional location, healthy environment, and dynamic pace of development, the Tabakhmela slope is becoming a new center of attraction for suburban living, contributing to the emergence of self-sufficient communities around Tbilisi.
